Top 3 Home Maintenance Tasks New Homeowners Should Know

As a homeowner, it’s important to be proactive about maintaining your home to prevent costly repairs down the line. While some tasks may require professional help, there are several basic home maintenance tasks that every homeowner should know how to do themselves. By mastering these skills, you can save time and money in the long run while protecting your home.

Essential Home Maintenance Tasks

Changing Air Filters

Air filters play an important role in maintaining indoor air quality and ensuring your HVAC system runs efficiently. A dirty filter can restrict airflow, forcing the system to work harder and increasing energy costs. To keep your system running smoothly, change your air filters every 1-3 months. It’s a simple task that can prevent potential problems down the line.

Begin by turning off the HVAC system to prevent unfiltered air from circulating through the home as you replace the filter. Locate the filter compartment, typically near the return air duct or the furnace. Remove the old filter, taking note of the direction of airflow indicated by arrows on the filter’s frame. Insert the new filter with the arrows pointing in the same direction and secure it in place.

Inspecting and Cleaning Gutters

Gutters direct rainwater away from your home’s foundation, preventing water damage and erosion. Leaves, twigs, and debris can clog gutters, causing water to back up and potentially damage your roof and foundation. To ensure your gutters function properly, inspect and clean them at least twice a year, preferably in spring and fall.

Use a sturdy ladder to access the gutters, and wear gloves to protect your hands from sharp debris. Remove leaves and debris by hand or with a small garden trowel, placing the waste in a bucket or tarp below. Once cleared, flush the gutters with a hose to remove any remaining dirt and check for proper drainage.

Checking and Sealing Windows and Doors

Windows and doors are common areas where drafts can occur, leading to increased energy costs and reduced comfort. Regularly checking and sealing these areas can help maintain your home’s energy efficiency and comfort level. Inspect your windows and doors annually, preferably before the colder months, to identify any gaps or cracks that may need attention.

Begin by examining the caulking and weatherstripping around your windows and doors for signs of wear or damage. Replace any worn or damaged materials to ensure a tight seal. Use a caulk gun and exterior-grade caulk to fill gaps and cracks, applying a continuous bead along the seams and smoothing it with a damp finger or caulk tool.

Mastering basic home maintenance tasks is an essential skill for homeowners, helping preserve property value, ensure safety, and save money on repairs. By familiarizing yourself with these tasks you can confidently tackle a variety of projects around your home.
